 Hi Folks,

 Hope you are enjoying your summer, wherever you are.  Ours has been warm and bright. We actually had a rainstorm yesterday afternoon… our first Monsoon.  It was Wonderful!

 We continue to be busy with a few transactions waiting to close and are getting calls quite regularly from clients wanting to buy or sell. Several of our clients see the opportunity to upgrade or downgrade, and recognize that even though prices are down, they can still maintain the same cost difference. They may sell for less, but they can also buy for less (in some cases, much).

 We remind you that there are 75,000,000 baby boomers, and 17%-20% want to come to the Southwest. That figure could increase significantly since the Southeastern sunbelt has suffered so horribly from the oil spill. Our thoughts and prayers are with those folks there.

 For a change, this month we are attaching some formal statistics for your perusal. Please feel free to call us for explanations, such as the difference between the average and median prices. As you can see from these statistics, there is some good news and some bad news. Let us know if you’d like us to continue sending this report in the future.

 This time of year is typically our slowest; but fall is right around the corner.  Things start to pick up then, so if you need any of our services, please feel free to call.

May Update

 

Hi folks,

Hope you are enjoying our warm(er) weather, and if you have headed to your summer residences, we hope your trips are/were safe.

Some interesting things are happening in the local real estate market. First of all the overall stats for 2010 show things are a little off from 2009, which was a very bad year, (as we all recall). However, in the last 3-4 weeks, it appears that everything has pretty much flattened out with last year, i.e. same number of properties going under contract each week as the corresponding week last year. Same number closing as last year, and the inventory, while still high, is pretty constant. We take this to mean that we are at, or near, the bottom of the market.

There are some buyers out there and there are gfreat buys out there. Sellers who want to move up are realizing that if they take a significant loss on the sale of their home, they will recover it when they purchase the next one.  We are getting contacted daily by people from out of state who are interested in making the big move to Arizona. Homes that were selling for $450,000 3-4 years ago are now selling for less than $300,000 in many cases. What an opportunity!

The Baby Boomers are starting to show up. There are 75,000,000 of them and surveys now show that at least 20% of them want to come to the Southwest. That is 15,000,000 people. Recent storms in the Southeast and the big oil spill could drive that figure even higher. We don’t seem to have tornadoes, hurricanes, earthquakes or oil spills here. Just sunshine and outdoor recreation every day of the year.

PERFECT TIME TO BUY!!

New legislation, the Worker, Homeownership and Business Assistance Act of 2009, extends and expands the first-time homebuyer credit allowed by previous acts.

In addition...long-time homeowners who buy a replacement residence may also claim a homebuyer credit for up to $6,500.

Should I Buy a Home Now?

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall further than they have already. They are assuming that the best course of action is to wait for the bottom in the market and then buy. The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have gone up in the last six months, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates go up, it could cost you even more to service a mortgage on an identical home!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.
